Why is Pittsboro so Inexpensive? (Raleigh, Cary: crimes, chapel, home)

Compared to the rest of the Triangle, that is? Is it just location or are there problems lurking “beneath the hood”? I read somewhere Pittsboro had a gang issue.
Pittsboro is fairly remote from RTP, the airport, and Raleigh which is the population center. It doesn't have ready access to interstate highway. It's less developed, and has fewer amenities. The Chatham County School system still serves a largely rural/blue-collar population.

I think Bo hit the nail on the head. I don’t think “personal safety” is a large concerning issue there today vs. other Triangle areas. Pittsboro and its surroundings will have a population explosion over the next decade, especially with the new planned community just to its east. “Nice” new housing start suburbia, that will put a strain on infrastructure and schools, but will likely lead to quality improvements in both. I hope the town itself doesn’t lose its charm.
The town lost its charm the moment it agreed to a neighborhood of 60k people... pittsboro is no longer pittsboro lol. Kinda hard to keep your charm when 60k people swamp your area.
There's not a gang problem in Pittsboro. I mean there may possibly be some gang activity in Pittsboro, but there may be gang activity (aka graffiti) in Chapel Hill or Cary, too. Gang activity certainly doesn't make the news as far as major crimes. I have lived here for 35 years and this is the first I have EVER heard of ANYONE even speculating that "there is a gang issue" in Pittsboro.
Zebulon also has lower home prices. So does Graham and Franklinton and Mebane. Pittsboro is a little bit out there. Cities and neighborhoods that are closer in cost more. Outlying communities cost less. It's pretty much that simple.

I personally put my kids in a charter to avoid Horton Middle school. From what I heard, Horton now has an outstanding principal and has turned the school around.
