my lender in chapel hill...i cant find anyone that can come close. the 5yr i/o was at 5.25 2 months ago.

the guidelines are very strict with 80% ltv

In April the rates for 30yr fixed were at 5.375%.

I know which lender that broker uses.

that lender is at 5.25% with 1 point today....5.5/5.625 with no points
5/1 ARM

5.125% 30 year fixed today. WOW, they are coming down...even if you have to "Chase" them to get them.
