For those in the know, where are the non-HOA pockets??

(this is not a debate about HOA's, also I know all the pros and cons of an HOA's and I know how hard it is to get anything outside of an HOA in this day and age ) ... all I'm asking is, if you know of any pockets where there are no HOA's, where is that?

Some of the older areas near North Hills and Quail Corners (some call that area "Midtown") still don't--Hickory Hills, Quail Hollow, Lakemont, probably Fairfax Hills and Quail Meadows as well.

I'd add that most of the neighborhoods between I-440 and I-540 in North Raleigh are HOA free. My parents live in North Ridge and I know it doesn't have one.

Virtually all of ITB will be HOA free.

Ditto the above. Fox Run is also HOA free, yet still walking distance to a year round city pool and park.

If you want N. Raleigh there's a neighborhood near the intersection of Westgate and Leesville Rd that I'm pretty sure is HOA free. Tweeds Mill Rd. is the entrance into the development.

Lots of stuff in Cary, around SE/SW Maynard Rd:

1. Scottish Hills
2. Plantation Estates
3. Greenwood Acres
4. Maynard Oaks
5. Greenwood Forest
6. Hillsdale Forest
7. Tanglewood

Just to name a few, I'm sure there are more.

These are all older neighborhoods but that goes along with not having an HOA.

I'm not absolutely sure on the date, but one rule of thumb is that if it was developed after 1999 then it is almost guaranteed to have an HOA. That's when the legislature passed a law saying that if there was common property then there must be an HOA.

So if it is developed earlier than 1999, the odds are better. Most of what has been listed so far is 30+ years old.

in what town? Most of chapel hill/carrboro is without HOAs.
