Hi All,

I am trying to find out typical HOA dues for communities around the Raleigh area. Our yearly HOA meeting is coming up and we've been informed that our dues are going up, and my neighbors and I cannot find ANYONE around who pays more than we do in HOA dues. We get vitually no amenities or services either, which is why we are steamed!

Our neighborhood has houses in the $150,000-250,000 range, so we are looking for responses from folks who might live in a comparable situation.

Please, if you could, respond with the name of your community, what your yearly HOA dues are, and if possible approximately how many houses are in your community. We'd like to have as much ammunition going into this meeting as we can!

47 a month, near 2000 homes. Grove Park in Durham
we also have a pool, workout area, etc.

where are you and what do you pay since you ask it of us?

How much are you paying a month now? How much are the rates increasing? I pay around $45 a month for mine, we have community areas and a pool.

If you have no amenities or services I would find out who is getting their pockets lined! Look at the expenditures from the HOA.

I am in a new community that will eventually build-out approx 40 homes. To date only 19 are built. My HOA yearly dues are $125.00. We get nothing (no ammenities) outside of the front entrance being mowed.

Our price range is from $175,000 to $240's.

65 Homes in my neighborhood. Price Range ($145K-$175K)

Annual HOA dues = $141

Includes :
1) Landscaping of common areas (neighborhood sign flowers, mowing 1.5 acres common open space)
2) Insurance
3) Monthly fee to Property Management Company who keeps the Books
4) Nice little cash reserve to avoid assessments to repair nieghbirhood stormwater BMP
5) Annual socials funded from cahs reserve

FYI - If you are a newer neighborhood you likely have some sort of Stormwater Best Management Practice (BMP) in your development to treats and captures stormwater runoff (Think detention pond, wetland ect...) If so you must have an HOA to be held financially responsible to maitain the BMP. Dissolving the HOA is not really an option in newer neighborhoods despite what you may read on forums like this.

Oxxford Hunt - 665 homes ranging from $185K-$350K, $41/month. For that we get a good-sized pool, clubhouse, walking trails, tennis courts & some play equipment. Plus the usual landscaping, signage, etc. Oh and we are professionally managed so they get their cut as well.

My neighborhood is an older one. Mostly built in the early '90s. We pay $300 per year for maintaining the sign. No pool, no nothing. We have maybe 50 homes. One of the roads is a private road so there has to be enough funds to repave it every so many years.

There are so many factors that can be different in different associations that the best way to find out if your dues are reasonable is to look at the expenses of your own association. What is the money being used for? How much is in reserves? The directors are the ones to ask.

Also, please don't go to the meeting armed with accusations and ammunition. Take questions, information, and ideas. Listen to others. Offer to help. Be willing to serve on the board (a horrible job).
