Would any of you happen to know how much it would cost to hire someone to remove the popcorn ceilings of a 2,703 sqft home? ALL the ceilings have that awful texture, unfortunately. The home was built in 2000, so I doubt it has asbestos.
If it's going to be a hugely costly endeavor we won't even consider buying the home, but I thought it was worth inquiring about before ruling out this property. It's in the Cary/Morrisville area.
It is pretty labor intensive....scrape, wet, scrape, and lots to clean up....then, to make it look right you will have to have them point-up the sheetrock joint tape marks (which are probably now visable) and any scrape marks, etc. with sheetrock mud, let it dry, sand it, prime, and then paint. Not going to be real cheap.
Quick answer: about $1.50 per square foot, more if the ceilings have been painted previously or there is some other difficulty. You might find someone to do it cheaper but don't expect professional results.
I am suprised you only paid 1100 to get it done, that seems low to me. I would consider it being done to my house for that price, we had a place done (not here) that is about 900 sq feet and it was about 2k.
It is a very very dusty job, even if they cover everything be ready to be vacumming multiple times to get all the dust gone.
$1100 is a great price I would do it for that too.
My 3000 sq ft home was estimated at over $5K. Not a chance at that price. That included removing the popcorn, smoothing/sanding and repainting all the ceilings.
When I had it done, it included painting as well, so the price wasn't broken out. It didn't take them very long, but it was an unbelievable mess, so if you do it, I strongly suggest doing it before you move in. And make sure they do not have the heat or A/C on when they do it!!!! I told them no heat or fan allowed while they're doing it, came home unexpectedly and they had the heat blasting. That made it worse.
But it was worth it, just wouldn't use the same contractor again.
