Price of the home matters.
High price, a 3 or 4 car is expected and is a major flaw if not available.
Low price home, not as much, and lower comp value.
Totally depends on your market. In some of my cities (Minneapolis-St. Paul suburbs), lack of a 3-car garage drops the value $10k-$15k. In some cities a 3-car detached brings the same value as a 2-car attached. And in some older suburbs, a 3-car tends to be a tandem second stall, so adds very little value at all.
It's a very local thing. I couldn't tell you what a 3rd garage bay brings in value for a house in Carmichael, CA. As others have said, it's also different at different price points and perhaps even varies by the section of town you're in. I'm sure there has to be a real estate agent in your area that you can confer with.

In my market NOT having a 3 car will cost you closer to $50, or $60K. It is expected.
