I'm still adjusting to my relocation to the Los Angeles area. One surprise adjustment is living in an area where wildlife meets urban sprawl. I have been reading about mountain lion sightings and coyote attacks in nearby areas and now I'm getting nervous. If dangerous wildlife is known to frequent an area (including nearby park where kids play), do homeowners have to disclose? I know having this information would have influenced my decision to live in the area.
The purpose of the disclosure is to reveal any material defects with the house, the land and/or title to the property. Wood destroying organisms and mold are the only living things I can think of that might de-value a property. There was probably a clause in your contract where a buyer has the opportunity to do their due diligence within a certain time frame to determine whether or not the neighborhood and other outside factors are satisfactory to them.
I've seen those very, very long documents that you get as a buyer in CA. This would be considered a due diligence issue on the part of the buyer. The seller is not required to disclose that the local schools are bad, or that there is a crazy man two blocks over. The coyote attacks having nothing to do with the structure of the house.
I don't know if CA has nuisance disclosures or not. That would be the only gray area for your situation.

I would think that by the house being located next to an area where wildlife meets urban sprawl would be a clue that there may be wild animals nearby.
The wildlife meets urban sprawl is simply a reference to apparantly urban sprawl has killed off all the wildlife habitat so they are now in our backyards. It's not like I'm near the woods.
