The neighbors house across the street just went up for sale. I'm most likely going to be selling mine. Do you think it would help me if I chose the same agent that they are using? Both of our houses are close in price. I was thinking if they had a potential customer they would be more likely to show them both houses. What do guys think?
Choose the Realtor that you think will do the best job marketing the home. If they've got the house across the street listed, great. If not, great.
I've listed houses next door to each other several times and it usually works out well, but don't pick them just because they have the other one. Pick the best and it'll work out.
I think it depends on whether or not you think your neighbor made a good choice in the agent that they chose.
Look at the marketing that the agent does for your neighbor. Are there a lot of good color photos online, good descriptions, google the address and the agent's name. What comes up?
Most homes are not sold by the listing agent but by the buyer's agent. I'm not sure that "because my neighbor is using them" is a good reason to hire an agent.
You need to personally pick your realtor. If you are friends with the neighbors ask how they feel about the realtor. You might consider calling the agent/company who has the listing for your neighbors house and see if you believe that they would meet your needs. Make sure you have your home clean and ready to show to the realtor. If you don't sign with them- you don't want to give them reasons to discourage other buyers from stopping over at your home.
Selling a home can be stressful- especially when the market is down- so finding a realtor you can work together with helps make it easier.

Excellent advice!
