I have a question. My realtor contacted me today. She e-mailed me to tell me that a buyer's realtor wanted to know about showing times to show the house. My realtor was just going to lower the price on the MLS, but now is telling me to wait. I've changed all the flyers and added a reduced sign on the sign. 1) Do I sweeten the deal and say the price has now been reduced? or do I wait for them to look at it? 2) If I don't mention it, do I pull the flyers and the reduced sign? What to do?
If you let them know you just reduced it and they like the home, it could create a sense of urgency. Your money, you're call. I'd probably just leave it if it were mine. In fact, I've had that happen and I let them know of the price reduction even though it wasn't in the system yet. They bought the home.

I was planning on lowering it $10K.
I would stick to the price reduction - as was previously mentioned, if someone likes the house, it could create an urgency to make an offer before another buyer does...
Be honest and it will be better for you, for if they are truly interested, then it could even help. You would not want to be in the position to be confronted, should the find out, and could lead to a better offer as they probably would not offer the asking price anyway.
