If they want to survive, even prosper, you need to do what I did when the market was horrible -- increase your listing inventory by multiples populated by motivated sellers (with equity would be nice, too!). Only take short sales that have a chance of closing. Stop chasing the REOs. If you don't have an account already, there is easier business to find!

Agreed.

I am in a gridlocked market, right now because most local agents collect unsellable listings. When the rare property comes to market and is priced for this market, it blows out the door. Then the other agents cluck that the listing agent/ seller gave the property away, while their own listings continue to rot.

I wonder how long before the big box brokerages begin to impose monthly carrying cost on agents who collect unsellables.
