In North Carolina for a room in a home to be considered in the Heated Square Footage it must be:
1) Finished (walls, floors, ceilings)
2) Be heated by a conventional system
3) Be accessable from another Heated Square Footage area of the house.

oh, yeah our agent has listed the extra square feet in the MLS and on her site, we have pretty neutral paint & carpet, with the exception of wallpaper in kitchen & one bath. Could that be it? I'll pull it down right now! LOL
Just wondering, would you consider a square foot difference of about 200 a big deal in a house that was stated to be 3300 but was only 3100 sq. ft.? Thanks, Emily
