Certainly, if you find problems that violate the terms of the contract including any agreed to repairs. Normally you would give the seller notice of the problems with an agreed date to correct them in order to close. We use a 3 day cure notice.

Not with our contract. Our contract requires that a cure notice be given allowing the seller a chance to correct the problem. If not fixed in the 3 day time frame, then the buyer has the option to cancel.
As Mike said, for your situation, you may need to talk to a lawyer. First, you should discuss with your agent if you have one.

So you basically want to screw everyone because you are getting cold feet. Put youself in the seller's shoes for one minute and try to imagine what that would be like.

You should talk to an attorney that can review your contract and possibly give you options for backing out, and the possible penalties.
