Why mess with a formula if at the end of the day your goal is to use common sense and simply price it a touch under the competition. In the end one would be simply testing the formula against the logical asking price on the home which is pointless.

ANY house, mansion or shack, good location or bad, should be able to generate offers within 30-45 days if priced right for today's prices and the individual's market.

Regardless of the economy.

The seller might not like the price, but it is possible.
