The seller doesn't want to sell the furniture/appliance (maybe worth nothing now) or has someone to remove it and empty the house, so they offer you these items.
How many of you have left a 2010 and later model refrigerator/TV/Washer/Dryer that are considered higher end? Like $2000 plus refrigerator? Or $2000 plus newer led tv? Or $2000 newer washer/dryer set?
I am sure most of us know the answer. Most sellers would take those items with them.

The house we just bought had brand new Kenmore Elite appliances (fridge/oven/microwave/dishwasher). The last house we sold we bought all new appliances. Not 2K a piece, but certainly not low end.
If you don't have them, they're worth quite a lot.

Ditto. The only appliance I might not leave behind is a countertop microwave; if the house I was moving into was missing a fridge or washer, I might exclude them from the contract but it's generally expected that major appliances will be left behind.
Curtains ... Again, it depends on if I had anything to replace them. If not, I'd ask them to be included. It don't hurt to ask.
My goodies are not low end at all and are less than 3 years old. I have all the original paperwork and they are all in excellent shape! I am leaving the flat screens because they are professionally mounted and I figured there was no point in taking them down only for the next person to put theirs up. It saves us both a hassle and the walls some trauma. Also, we are downsizing, so I thought it would be cool to do something nice for a first time buyer that wasn't done for me rather than just sell everything myself. Now I did sell some stuff, but the most expensive items (electronics/appliances) are for the individual(s) that take this house off of my hands as a gift...used or not, I think it's pretty generous still ;P
This is an interesting thread. Not everything on the OP's list would convey with the house in my neck of the woods. Window coverings for instance do not always convey. Things like blinds convey but drapes do not (although drape rods do). Many people do leave them behind because they're usually custom fit to that window but they don't have to and some people do want to take them.
If there's an item a seller doesn't have to leave behind and the buyer wants it, I always encourage if it's not being left for free to make that deal outside of the property transaction. There's no need to finance a $200 used laundry machine over 30 years.

I just sold my house and left behind a GE Profile stainless steel, french door refrigerator. I think I paid $2200 for it about 2-3 years ago. It happens all the time around here. People leave new and even high end appliances if the buyer includes them in their offer. It's pretty rare that I've had anyone want to keep a refrigerator or a laundry machine because the house they're moving to usually already has them.
