I've shown many a house at 8:30 in the evening when the sun is up.
It's hard to see a home well in the dark but even in the winter I may show at 7pm if needed.
Personally, I think no later than 7 in the winter and 8 in the summer. When I worked as an agent I sometimes showed houses after 8, but it was always a vacant house. I only did that for a couple of clients that often worked until 6:30 or 7. I never showed a house before 9 am unless it was vacant. Some of that was due to local school start times, and I wanted to be mindful of the people living in the house if they had school age children.
We will be selling our house in the next year or two. Given the price range and size of the house, we will not show it without 24 hours notice. I know from my years as an agent that some one in this price range doesn't just pop into an office or call for an immediate showing. They plan and often are from out of town. It takes time to straighten up 5 baths, even if unused, and clean the floors. I'm still trying to figure out a real means of having proof that some one can afford the house prior to viewing.
Considering that, as a generalization, people need jobs in order to get a mortgage, you should be expecting viewers to want to see your house outside of normal working hours.
A lot depends upon how badly you want to get the house sold.
Thanks for the replies. It's interesting to see what everyone thinks.
What about the length of time to give them to look at the house? I would think an hour would be sufficient.
As long as they want.
