We are putting our House on the market next Friday August 8th. I have so many things to do I do not know where to start (and with 3 young kids it makes it hard to even think what needs to be done) I have got all the clutter out and into a storage unit and retouched up all the paint on the walls where it has been chipped. Does anyone know what exactly you are supposed to do before listing a house for sale to make it sell quick? We will be paying rent in the new area and a mortgage until it sells so the faster it sells the better. Is a vacant house easier to sell than a house with furniture?

You did a lot already.

At the top of the page here you'll see city data > general forums > real estate. Click on real estate. Go through the topics. Some great stuff. Go a few pages in. Selling house with with pink bedroom, selling a house with kids (it was determined best to not have the kids convey), whether to stage or give a hint of staging or vacant, whether to paint all white, whether to have a home inspection before or after.

Aside from that...you have a realtor, right?

So looks like no kids but one question is furniture. IMO depends on the condition of the furniture and how it enhances a view or high celing or unusual nook or shows how to use an open great room. If the fresh bright walls and floor treatments make the house sparkle, that 's a great start.

Some people have linked their listing on here for people on here to look at and post suggestions if you want to do that.

Any imperfections will be more visible to a buyer if there is no furniture. It also makes it hard for them to see how much room there will be for their furniture. The best for selling is to have the clutter gone, and furniture that still leaves plenty of open floor space to make it seem bigger. For example, a normal couch rather than a big sectional. Vacant also tells the buyer that you have moved and are probably anxious to sell due to having two mortgages or mortgage and rent, so they are more likely to give lower offers.

Depends on the furnishings. No furniture in a house is better than old worn out furniture.

Decorating sells a house. Bad decorating can keep it from selling.
