In order to be close to family I am contemplating a move from Georgia to southern New Jersey. Anybody know how to go about making making a trade with somebody who wants to move to this area? Sounds like a good idea but I'm sure there will be gotchas and pitfalls.

Why do you want to make life complicated? It should be easier simply to sell it. If it's been your principal residence for over 2 years, you will likely not owe any taxes when you sell it.
