Hello,

We listed our home FSBO with a competitive price on it back at beginning of May, but only got on a FSBO website at the beginning of June. Looking to go month to month on the FSBO electronic listing, but thinking o f pulling it down after July. Reason, most people are not moving in August, what with school beginning and all.

Also, I am thinking of de-listing because I don't want the home listing to appear stale, if you catch my drift.

So, any advantage/disadvantage to de-listing, then re-listing in February, let's say?

I took a look, and looked at sales in your area that you are competing with. How did you come about your competitive price? And is the site I looked at wrong that there are a lot of foreclosures in your area? Looks like a difficult area to sell in. If all that's true, you might have to either drastically mark down your price or hire a realtor to get every ounce of publicity to your listing.

People now have access to a lot more data than they used to. So I really doubt that unlisting and relisting at the same price will really make any difference. A price drop might though!

Yes, there have been 2 bank owned sales on my street, and 2 others who sold at bargain prices in recent years, just to get gone.

We bought the home in 2004 for 162k. In 11 years, no appreciation?

We have considered lowering the price. Thing is, I'm not desperate to sell. But not too proud to lower the price a bit.

The most frustrating part is knowing that home prices in our area are going nowhere, to sideways, but hearing all of these glowing reports of real estate sales in the region. The old saying of location, location, really does apply, and it can apply from one end of the street, to the other.

I would suggest having a pro photo the house.
It SEEMS nice enough, but the quality of the photos is not doing you any favors.

Bad photos! Especially of the bathroom, that toilet looks 6 ft long. Take day-time photos with a pro.
