It's better to go too big than too small, OP. If you're already worried that it might be too small, you haven't even bought it, and Junior #2 isn't even in the oven yet, I suggest you pass on this one. Besides, it sounds like the bedrooms are the size of a postage stamp, and that will probably turn off future buyers.

Given the house I grew up in and the apartment I am in now, that seems like so much space. I'd be MORE than happy with it.

That being said, I try to live minimally.

I was eating breakfast and nearly threw up when I clicked the link and saw the price. Can you just say **** no to the entire city?

I paid less than half of that for over 2500 sqft in an excellent neighborhood. I'm scared to think how close the property taxes on that might come to matching my mortgage.

As another suggestion (that some people will hate), you could consider limiting yourself to 3 people living in the house unless you want the children to share a bedroom. (Assuming neither of the adults is already pregnant)

Those prices are just insane. I really have a hard time envisioning what an entire city of people can do to produce enough economic wealth to justify spending so much money on a house. In short, they can't all be doctors/engineers.

My wife and I relocated from a 2500sq ft home to a 1500sft home, 3 bedrooms, two baths. It is a fine size for the two of us but I would not want children under our feet in it.

Oh man, Irvine!! For that price you'd get 4000 sq ft of new construction in a nice neighborhood in Jax lol.

Well, good luck...size depends on your preference and needs. Would be fine for me until/if I had a third kid...

Is there a basement? That could be finished and have a room for the kids to play in and keep their stuff. Another room could be for you or your spouse if you have any space taking hobbies such as a pool table.

Yeah, median price in Irvine is close to $1 million. On top of that many new SFHs have HOA and Mello Roos and between tax, mello roos and HOA, it is closer to $20k a year for people who buy homes built after 2000.

To get a bigger townhouse, I may have to buy in a slightly less desirable neighborhood. But nothing will be under $450k.
