Escrow Instructions: Missing sale price from box marked "sales price". Buyers ZIP incorrect. Sellers forwarding street name mis-spelled. Hud form: Title insurance paid by seller...even though I painfully negotiated this to 50/50 twice with the buyer, and once more in front of the escrow agent.
Should I send her a bill for proofreading/accounting? Is this another sign that the World will end on the 21st? Is this Obamanomics?
Hey, we all make mistakes......but if I was getting 100+ per hour to do this krap, I wouldn't be making mistakes like that. All corrections were handled professionaly, but WTH?
I feel your pain. Just closed 2 escrows last week. Went over my clients' HUD1 and settlement statements with a magnifying glass. Had similar experience. Just tell them right away in writing (email) and ask for the revision. Your agent will also be watching out for you. I tell the escrow company to cc me on every single thing they email to a buyer or seller that I'm representing.
Oh, and didn't mention that twice, my virus software said her attachments are suspicious.......and the beat goes on. No agents here Kona, it is FSBO, but still, sheeeesh. If I was an agent it would also be aggravating and good for you for proofreading for your clients. What's really bad, is she messed up the only point of contention in the whole deal, and that was who was going to pay for owner's policy, after she gave us assurances it was legal to go 50/50 in this state. So that can of worms was once again re-opened.
Escrow officers that I know don't make $100/hr, and humans do make errors. HUD settlement statements often contain errors.
I'm not offering excuses for them, but in dealing with them all the time, I know to expect mistakes. We just have to be certain to check them closely and point out any errors to them, and they'll correct them.
yes, it they signed it into their offer, and we all initaled it in her presence. I had lowered the price 500, but said if I did that they would have to pick up half on Owner's Policy, which was set to increase by 1/3 as it left the re-write discount window....due to their (buyer's) procrastination.
I know she doesn't make 100 per hour, but I also know we are paying more than that. Title insurance is a rip-off. Sure you need it, but problems seem extra rare.

Absolutely. And to be fair, I should have said, that my favorite escrow officer has helped me out many more times than I can count. and the new one I just met with another company, stepped up and did as I asked. I don't think she was used to that request of sending the agent everything they send a buyer or seller, perhaps.
