Last Thursday the company handling my mortgage arranged for an appraisal. The cost was $475. Today I got a call from the mortgage guy who said because there are a "shortage" of appraisers in the area, it will cost another $100 to get the appraisal done by the 6th. Otherwise not till after the 20 th. This is in CA.
Thoughts?
I do not know if your situation is a scam or not, but I recently needed an appraiser in Wisconsin.
I called several different companies and every single one of them were quoting me times that were much, much longer than usual. Such as three weeks instead of their usual three days. And, at least one place said that they weren't even taking any new clients.
I don't understand how you can take the job on Thursday then be too busy next Tuesday. Or, if you're busy, you're busy. What can you do? Skip someone else's house to do mine?

The big companies in my area give preference to their major customers, such as mortgage companies who give them dozens of appraisals a year, rather than an individual homeowner.

Exactly, if you can't do it on a certain day, then why would $100 suddenly clear your schedule.
Either you can or you can't. It's legal extortion.
Most appraisal orders are handled by a 3rd party called an AMC. May times we have a standard quote of $480, but when the AMC finally has an appraiser accept, it could be "yes, accepted at a price of $550."
Know who is jacking up the price. It may not be the appraiser, but it was originally misquoted. Also, it depends when s/he can have access. Is that extra fee because s/he had to change up their schedule and drop another order because your seller gave then a very narrow window when s/he had another job? I am not excusing this individual, merely pointing out things behind the scenes you may not be aware of......another favorite for delays, the appraiser may need to call up to 4 - 8 other people, including the county at tax time. When the fees go up, they could be turning away other orders.
The appraisers did not like the prior system, so we now have this new, improved process.

Exactly! How does an extra hundred all of a sudden make you more available? The price for the appraisal was already given then raised. If you're going to raise your price, you don't do it once you've already set a price with someone. You tell your next client what your higher price is, not an existing client.
