1. Single story
2. Split Floor Plan (master on opposite side of house from secondary bedrooms)
3. SPanish architecture. (Stucco with barrel tile roof)
4. 10'+ high ceilings
5. 8' tall doors
6. Nice setback from street.
7. open floor plan
8. Large yard
9. Three-car garage
10. Large Kitchen

We will be looking when we retire in 3-5 years and downsize.

1. At least 1/2 acre lot
2. Single Story
3. 2+ Car garage
4. At least 1 large outbuilding (shed, workshop or barn)
5. At least 3 bedrooms
6. At least 2 bathrooms
7. Kitchen open to family room/living room
8. Reasonable property taxes
9. Trees
10. No wood shake roof

1. Location - in the Socialist Paradise of the City & County of Denver
2. Location - very close to a neighborhood shopping district created during the peak of the trolly boom
3. Small yard - am done with maintenance
4. Modern - very
5. Basement - cannot imagine house without one
6. Open floor plan
7. Great neighbors

1. Nice bathrooms with tubs- no shower only master baths.
2. Charming original features/its not been totally gutted
3. White kitchen cabinets
4. Two stories or more with a cool staircase (double points for multiple staircases)
5. Gardening space
6. Hardwood floors. NO CARPET EVER.
7. High ceilings
8. Good "flow"-- no long, dark hallways or dead ends.
9. Walkable location
10. No open plan

1. Open floor plan between kitchen and living room
2. Quiet street (traffic and neighbours)
3. Safe area
4. High ceilings, preferably vaulted
5. Large windows in living room
6. Renovated kitchen
7. At least a carport, if not a garage (we have 7 months or winter here!). Or at least the ability to build one.
8. 500-2200 sq feet (with emphasis on having the sq footage in the common areas not chopped up into a bunch of bedrooms etc)
9. 1 or 2 bathrooms, no more.
10. Reasonable distance to work.

Everything else negotiable

Very few "must haves" really, as almost everything can be changed except the location.

1. Near mountains; either in them or a view of them,, forested property, at least 2 acres.
2. A large enough living area for my 8'x4'x8' bird aviary.
3. No cookie cutter identical houses in the neighborhood.

1. location, both commute distance and good neighborhood
2. a large shop or room to put in a large shop
3. my dogs allowed
4. a decent size kitchen with a good lay-out. A lot of newer houses have tiny little kitchens with no counter space
5. high ceilings (tall family member)
6. not located on a heavy traffic street or too near a railroad or any other loud or dusty place
7 paved road. That should have been #1. PAVED ROAD.
8. level lot
9. laundry room has to be where laundry is needed, not located in the basement. Im not carrying loads of laundry up and down stairs
10. garage close to kitchen

Lots of other things on the wish list, but I can add them. Like a fence for the dogs. Want one. Not a deal breaker because I can add one if the house is the right house.
