Hi, all. I was wondering what the pros and cons are of using a buyers agent for purchasing land in Southern Maine.....is it common to use a buyers agent for purchasing land? How do I locate a reputable one in the areas I am looking at? Do they require a retainer?

I am currently trying to narrow down my areas of interest....I am also learning how to read the land ads. I am figuring out why some lots have been sitting on the market for so long, (no public road access, difficulty getting utilities there, etc.) I really think a buyers agent could help me make the right decision, since I am unfamiliar with a lot of rural issues...growing up in urban, suburban areas, I have never had to deal with septic and well issues, for instance. Right now I am looking for land to build in the future, maybe 5-10 years from now.

Have any of you used a buyers agent? If so, what was your experience? Thanks in advance for any advise you can share.

Definitely hire a buyers agent, many will be able to negotiate the commission from the seller so no retainer is necessary.

Try to get someone who is familiar with the area and vacant land.

Do a Google Search or look on a blogsite like activerain.com to find out about area agents.
