A portion of the coverage that was povided by my builder is about to expire. Before sending a check, I'd like to hear your experience (good or bad ) with the 2-10 Home Buyers Warranty.
I've been in my home for just one year, so no claims have ever been filed. According to the brochure sent to me, the portion of the 2-10 Home buyers warranty that is set to expire would cover the following items:

Here is the renewal cost: $ 249.00 (one year), $449 (two years), $599.00 (three years). There is a $50.00 service fee per service call.
if you read on line about most of these warrantys you will find people tend to have most claims not honored.... i just read about a family that was told their ac compressor couldnt be replaced under the warranty as they didnt vacuum the condensor good enough....... someone else was told a plumbing issue couldnt be handled because of rust in the pipes......
seems almost as bad as my dental insurance
I know 2 families that have had good luck with the 2-10 warrantly. The first family purchased a house that had the warrantly, within 4 months the A/C unit went out. The entire unit was replaced subject to whatever the service deductible was at that time, I think it was like $50 or something. Can't beat that. The other family had a dishwasher fail right after move in, it was repaired, then several months later they had a Dryer fail, also repaired. Several months after the Dryer was repaired it went out again, this time they replaced it with a new one. If I were to buy an existing house with a few years on the appliances and systems I would definitely get a 2-10 warranty on it and for the small cost of renewing it, I'd keep it in force.
