I've got my first showing today already since my house sale fell through. Anybody have any pointers that works really well? I'd appreciate hearing from you.

Have a loaf of bread cooking in the oven. That always gets em. Good luck by the way.

OMG!!!! That is a fabulous idea!!!!! I guess the tenants wouldn't mind, huh? Nothing like the smell of fresh baked bread to make a house feel like home! Thanks for a great idea, I bet others will benefit as well.

Good luck to you. I also agree with baking something. Cookies are very easy and make the house smell great.

Clear out the clutter and put everything away. No dishes in the sink. Take memento's off the refrigerator door. Put any animals outside or take them somewhere else.

I prefer CLEAN. It makes me think that the home was maintained overall if I don't see bugs in the window sills, etc.

On a side note....it makes me feel kind of bad seeing some sellers get so excited when they get a showing. 9 out of 10 houses I look at I pretty much know going in that I probably am not going to make an offer, but as long as I'm in the area, it's in my price range and it's got my minimum non-negotiables I figure I'll take a look. You just never know!

Why would it make you feel bad that sellers get excited about a showing? It's a great thing! The buyers, even if they KNOW going in that they're not going to offer, may tell a friend, or the agent doing the showing may have a different buyer it's perfect for. It's about word of mouth and exposure. Showings should always generate excitement for the seller. You yourself said that "If it's in my price range." This tells a seller that their price is someone's price range and possibly, just possibly, they're not in denial or delusional!

Tryin, we get excited because we know there aren't many buyers out there right now! And we can't help hoping that THIS showing will be the one that ends this whole miserable, agonizing process...Although I will admit that my hope dwindles with each consecutive showing, as I get mud tracked through my brand new carpeting, last minute reschedulings and cancellations (3 in one day!), and people like the one yesterday who didn't bother to cancel, just never showed up at all....People here say over and over that this is not an emotional transaction, it is just BUSINESS. Fine. I can accept that. I am practically numb at this point. :-) But does "business" have to equal RUDENESS?

Sorry to rant--not your fault obviously, just the last little bit of emotion trickling out of me...ahh, there it goes. ;-)

Lucy, I have a condo for rent that I just put new carpet in. I bought those little booty things and put a cute little table by the front door with the box of booties and a nice little tent card that says, PLEASE COVER YOUR SHOES SO YOUR NEW CARPET DOESN'T GET DIRTY. I also put a little trash can next to the door for "used" booties. You might try this to save your carpet. They're a lot cheaper than carpet cleaning!
