You are correct. It was an Orangeburg sewer pipe. I want to believe she didn't know. I imagine it's difficult to research every single area of every place a buyer is interested in seeing. I think my feelings of betrayal were more based on her response (or lack thereof) after we told her what was going on.

Thanks for the advice on finding a new Realtor! I'm thinking of signing with one I met recently. She came from a referral from a neighbor who is also listing soon. So far, she's been great.

Everytime the people make head ways,the local government always finds ways around it, prop 13 was dismantled in a way, if Mello Roos is so great,then way is it in the natural hazard handbook? Most people hate Mello Roos, most people and I don't buy that it helps, it's just another excuse to take money out of people's pockets, we're all over tax, yet the government keeps on complaining they need more money! They always get their way, yet nothing ever changes! The streets and schools are still a mess, so where is all this money going??!! It is obvious that taxes in it's self is a waste,the money is being used by local governments to play with. If Mello Roos is for new houses to pay "their own way" Then explain way new houses right next door to Mello Roos houses built at the same time don't have one? And no, they did not add it to the cost of the house,because they are selling these house for less then half then the other houses, proof that Mello Roos is not needed. That is not fair that thoses people don't have to pay for using the same schools,fire dept,ect as we do, and not pay for it.

My understanding is Mello Roos is a way to defer costs to the buyers over time instead of collecting from the builder/developer at the time of construction. It is also a financing tool... similar to paying back a loan.

Cities have jumped on the Mello Roos Band Wagon because it provides another revenue stream... it is not really new... just much more wide spread.

A good friend was required to bring in a sewer line so that he could build his luxury home back in the early 1970's... He spent $40,000 to bring it in and 9 undeveloped lots in the area were now worth more because of the new sewer proximity....

The city allocated the cost of $4,000 per lot as the fee my friend could collect if any of the lot owners built within 10 years... some paid my friend the 4k and built... others waited 10 years and were able to hook-up without paying my friend... it is just the way it was set-up...

My point is there are always costs... just depends on who pays and when...

Your best protection is to understand what you are buying and the financial commitment your purchase requires... I have never bought into a Mello Roos project... I have owned property where the owners are responsible for the roads...

The easiest way is to refuse to buy anything with Mello-Roos...

Christina 76 I live in San Bernadino County and the same thing happened to me. Did did you find an attonery to help you or did you end up doing it yourself? I am going to lose my house if I do not find a way to get this fixed. Please help anyway you can?

Okay...at first I thought it was some kind of "hex" on the property. We have them here only we call them SSA's. Special Service Areas.
