Hello everyone,

I rented a room from my landlord from May 2011 to the end of January 2012. Afterwards I moved into a slightly larger room. My previous lease was month-to-month. I'm just finding out now that apparently my landlord had e-mailed me a new rental agreement and I never saw it or signed it, so he took liberty in just printing my name digitally. This new rental agreement apparently binds me into renting for another year until the end of January 2013, which I in no way want to do that as I was planning on moving out in June.

So I'm very perplexed as to what to do. I never signed this lease nor was I even aware that it had changed, I had presumed that I was just going to be paying a higher amount on the same lease and just month-to-month. If I never signed it and he's just now gotten around to giving me a physical copy, can I get out of the lease or did me moving into this room for whatever reason consent even though I never verbally or physically (signing) gave my authorization?

So frustrated with this as I had big plans to move and I'm now finding out that apparently there was a new lease my landlord took upon himself to create and never follow up that I had received the e-mail.

You need to check your original agreement, (the one when you first moved in). Read the small print carefully and then see if they have any case.

That having been said, they probably do not. Lease terms in WA State need to clearly outlined. And Washington State is a very favorable tenant state, in other words, the laws tend to lean toward the tenant. There are resources within WA State to help you. Check those out too. How can there be a "Meeting of the Minds" unless it can be proven both parties acknowledged the rental agreement.

City-Data.com is not a forum for legal advice...

That said, if you really want to move and are worried about just packing up and leaving why not run it by a lawyer?

No one can make you stay anywhere... the question is what will it cost, if anything when you leave in June.
