Well, where we live no where compares to the cost of Cali, but here in ohio in have noticed rent slowly climbing. My husband and I have 6 properties and notice 2 things. One, there's a large demand for rentals in the area(although there are many rentals already, we never have an issue renting a unit fast) and two, rent prices are slowly going up. We have only had rentals for 3 plus years but even in that short time we are getting more then we did before.

Of course like I said, it doesn't compare much to Cali. Average rent for a decent unit is $500 to $600 a month. We have a 2 bedroom single family home rented out for $550 and a 1 bedroom unit for $500 monthly.

Large demand allows LL's to be picky about the tenants they sign up.
It also allows them to raise the rent.
Doing both is VERY tough.

I was looking at a rental in Marin online yesterday. It's rent was $500.........a DAY.
