Seriously. They can't vacuum the vents once in a while? Replace a dead Smoke Detector battery? Why the hell did they decided to break off a door knob? Why is a freaking light bulb missing in the bathroom?
All my units failed inspections due to some of the most ridiclous reasons.
I mean, they were given several months advance notice of when the inspection was coming. You think they would do something like clean up and replace the batteries on a chirping alarm.
Do they NOT want to pass inspection? You know how many freaking people are waiting in line willing to take their spot?
Am I suppose to hold their hands throughout this process?
The problem is that tenants don't pass or fail the inspection, you do.
You have to make sure all of your ducks are in a row before an inspection, especially if you don't want to waste your time with a second inspection - you can't trust anyone else to do it for you.
Now you know what you can't expect, so lesson learned. Everyone has to start somewhere....
No, it's not. As a whole, Section 8 renters are much worse.
I haven't found that to be true. We cleaned a whole building of section 8 evictions...most of the units were broom clean, a few had obvious forgotten items (forget to clean out the bathroom cabinet or a kitchen cabinet). One was trashed.
At the middle class building we clean now, we have and have had section 8's, and out of the 10 units one has been awful. When they left they filled EIGHT dumpsters. Now, a couple of the owners have been real issues....but the residents have been fine.
Is $2300 / month supposed to impress us or something? It's not expensive at all for a 3/2. And OP, it is well known that when you are losing a debate you will resort to personal attacks. I guess you didn't like the answers you got here so you went on the attack.
Good Grief - where do you people live that you think $2300 a month is not expensive for a 3 bedroom 2 bath?!
And if I'm not mistaken the personal attacks were started by others first. The OP asked a simple question, you people could have just answered her without all the barbs thrown his/her way assuming she is a slumlord, etc. Maybe he/she was just unaware of the procedures. No need to cast dispersions.
I used to think CD was a pretty nice place but I've discovered over the last 18 months or so that some people just don't know how to talk civil to others. They belittle other posters and dig up old posts from the original OP to have "ammunition to attack". I've had it happen to me when I wanted some advice on something to the point where I had to ask the moderators to just remove the whole thread.
Seriously, there are actual people on the other side of that computer screen.

Stop taking section 8 and you won't have these issues. If you do that you can keep the deposit, evict or sue in small claims. Trying suing a sec 8er...lololol yeah, not gonna happen.
As long as you're wanting that 'guaranteed' money every month this is what you have to put up with. I suggest you do your own inspections and hold your tenants accountable.
This
OP I get being upset.. but am surprised that you weren't expecting this kind of behavior.

I'm glad to hear that you have had good luck with Section 8 renters.
Where will ambition get someone without money? Like my ambition was to become a lawyer but I couldn't afford law school.
You're confusing ambition with dreaming. Dreaming is wanting to become a lawyer. Ambition is earning and saving the money to actually make that happen.

If you could not afford college, then there are grants, or work study, or take out student loans and work the 5 years for a company or non-profit that will repay the loans for you.
If you want it bad enough, you learn about how to make it work!
And its never too late, sign up for a grant now! Go to college now!. Lots of folks go when they are older.
