We have new LL and on regular basis, they do unit inspections.
I know that the holidays is coming up, but why do they do so many frequent home inspections? I am not being targeted, it is for every unit and I want to understand why is this being done?
LL inspects couple times a year & I also get inspected once a year by HUD. Reg yearly inspection 1 by LL 1 by hud..Fire inspection Water inspection. Change of Furnace/AC filters [2 times a year]

Struck me kinda funny ... my Apartment also did such a walkthrough today. Replacing filters, checking pipes and such. I suspect they also want to see if any of their units are being badly mistreated (holes in walls, filthy, pet damage), or for growing wacky weed.
ADogNamedSam is still getting his winter coat so my place is "tumbleweed central". I don't even bother putting away the vacuum cleaner nor broom.

Maybe they know there are some problem tenants and they don't want to be accused of targeting or discrimination against them so they have to check all of them, they should give you notice.
If he wants to do regular inspections all he has to do is hire a pest control company to spray inside once a month and be there to let them in.

Three months is about the maximum time between changes of the furnace filters. I suspect that they are also checking that smoke detectors work and there are no plumbing leaks.
If 100 % of tenants changed the furnace filter on time, never took batteries out of the smoke detector, and always reported plumbing leaks, there would be fewer inspections needed.

It is the weekend and today's the day of inspection. We might not be home because I have to ship out Christmas presents today and hope to do other errands.
We were in an apartment for a while when we were getting noisy work done on our home. They nicely put in fresh air filters every other month. I felt it was also a non-confrontational way of doing a visual inspection and did see the guy look around at things. Not critical/not sneaky. When I was there he asked casually if everything was okay.
