Again, I am sorry this happened. There are good tenants out there. I hope if you rent again, you find some.

CA Landlords are only allowed to charge a small fee for storage or related costs such as having an employee meet the tenant to retrieve property.

The fee cannot be tied to the lost rent or eviction in any way.

It happens all the time... Utilities look for bad credit.

I know many children victims with terrible credit... Could explain a lot if a child grows up with a parent capable of doing this...

Parents told me you do what you have to do... realize everything will be forgiven when the child reaches maturity and proves a family member used his/her identity.

One time a mother changed her son's birth certificate when the Doctor left it in her Hospital room. She already had a boy and by changing her new baby son to a girl she was able to get a 3 bedroom house through section 8 instead of a 2 bedroom apartment. I evicted her when I found out.

Twice, it has been to my benefit surrounding an eviction.

Received a letter from Legal Aid asking for several thousand dollars in reimbursement for property the tenant had "Asked" me to hold when the Deputies put them out.

I am required to hold it for 14 days and then hold a sale and turn the money over to the state if the value is more than $300.

I didn't hold a sale and the claim was I had taken the property for my own use.

What I did was place all the items in an enclosed car trailer... to clear the home so I could rent it. The trailer wasn't in my way and I just left the stuff inside.

The Legal Aid person sure sounded surprised when I said I have everything on the list and have been waiting for someone to contact me...

I will go out of my way to return items just so there is closure...
very smart, the right way to do it!
