Hello,

I need some info on the following.

I rented an apt in Glendale, CA and I paid 1st month rent, last month's rent and a security deposit.

When I left the apartment, there was significant damage to the carpet.

The landlord tells me that he is using the last month's rent I paid to cover the expenses of fixing the carpet.

Can he legally do this?

Are you sure he didn't mean the security deposit? What's happening with that? Is it going for other damages?

The rent should go to rent, the deposit to damages. You obviously owe it, so why does it really matter? Wouldn't you rather him take it from money he already has rather than come out of pocket for it?
