I'm about to move and I'm in the process of seeing homes. Some of these listings I found on the web are through a agency and some seem to be private. Do agencies charge a commission on top of the security deposit? Or are they the same? Do agencies often include utilities or how does that work? Does the agency own the property they are renting?
Any pros or cons of renting from someone whose privately looking for a tenent?
An agency will provide the service to a homeowner who really doesn't want to go through the hassels of showing, screening, potential renters. The agency may also manage the property, which means they could accept rental payments and general maintenance on the property. The homeowner pays the agency a fee. You may also be required to pay a fee.

I pay my PM a % of the monthly rent, and they handle everything. Advertising, screening, collecting rent, handling complaint calls, and getting repairs taken care of when needed.
The renter is responsible for utilities. No one move in until they show proof they have the utilities in their name.
