A retired friend in Florida has been raving about the place where he and his wife live. It is a +55 mobile home community where the residents own their lots. Residents pay a monthly association fee of $125 which covers grounds maintenance, use of fitness center, pool, etc. I gather such places are all over Florida. My friend and his wife love the social ambiance, free local transportation and other conveniences of their park. They have encouraged me to try it on for size.

The concept sounds good to me, especially since I'm single. Only trouble is, I don't want anything to do with Florida. I've considered North Carolina or Virginia, but all I can find in those states are traditional trailer courts where a monthly lot rental is charged. Don't want that, with the attendant risks of sky-high rentals, beer and drug cultures, junk cars, nightmare neighbors, etc.

Are any of you aware of +55 mobile home communities in the southeastern US outside of Florida? If so, I'd appreciate information on their locations and names. I called several large mobile home manufacturers, thinking they could help. Oddly, none could.

My budget is low-end, so I can't entertain any spa/country club visions. The friends' place has vacant lots at around $55K, and used trailiers on lots for as low as $65-75K.

Actually, I'd be interested to learn about any such places east of the Rockies. Thanks for your time.

I wonder if AARP might be a resource for you to start looking?

i think it is basicly a fl type agreement i am having trouble finding parks that dont rent the lot. the good thing is if you buy the trailer whoops mobile home, you only pay 3 to 5 hundred for the lot rent. make sure you arent near a lake or river for as soon as the housing slump is over the park owners will knock on your door hand you 3 grand check and tell you to vacate in 30 days
i am heading down to fl soon from va,why retire in va?

GLS Thanks for that AARP suggestion. I would have expected a substantial response on this forum. Possibly the mobile home people haven't tuned in yet, or don't belong.

ht If I have to pay $500 lot rent, I wouldn't be interested. Also, Florida's climate is too hot and humid for me. After having lived at the 45th parallel for the past 30 years, I feel Virginia weather might be a good compromise. I lived outside of DC for several years and thought it was a terrific climate. Winter was over before it ever started.
