From my parents home in Fairport I can walk to at least five of these locations with ease... if I want to hike it on the canal I can add several more to that list.

Before we scare the OP off...I'd suggest this. Come to Rochester and see for yourself the areas mentioned so far. The Park Avenue area of the city and the Villages of Fairport and Pittsford are all great places...just for different people (which is pretty obvious based on the past few posts on this thread). The villages are more quaint/quiet, while the city is more walkable/ has more easily accessable ammenities. It all depends on what mix of the two you are looking for and what your priorities are and which area fits them best...which you can only decide for yourself by checking out both areas.

You can't generalize about the Park Avenue area. Some streets look like fraternity row, but the idea that every house and every street are college rentals is flat-out wrong. I've had family members living there on and off since the '70s, and there are many very quiet streets. It changes block to block.

And while Park Avenue is nice and walkable, it isn't really all that urban compared to bigger cities. You do see people on the street, but the pedestrian traffic is still light, and the businesses are confined to a few scattered blocks.

Heck, you could find a lovely apartment on East Avenue. No college kids there, and it's just a block to Park Ave.
