Hi there. My family (my husband, 4 year old and infant) are planning a move to somewhere around this area, but would love suggestions. We would like something over 5 acres so we can grow out own food, possibly raise cattle, chickens. Under $275,000. We are considering buying land and getting a manufactured home. We are very health conscious and would love to find a like minded community. People over here call us "crunchy/granola" folk, not sure if there is such a term out that way. We would like to be near charter schools if possible, otherwise we plan on homeschooling. Live music, arts and culture, hiking/outdoor activities are a huge plus. I have a cousin who lives outside of San Fransisco who suggested Nevada City, Arcata, and Yuba City. Any more suggestions would be greatly appreciated.

Try posting in the California general forum, none of these are in the Sacramento metro area. Yuba City is the closest and it has always struck me as more of a working-class Valley town, not particularly "crunchy" except in the sense of "dry"

275 k for 5 acres with a house in a 'crunchy' area, that could be real tough. Check Lake County, Oroville, Orland, Magalia, & east of Placerville. But none of those are crunchy, they are pretty 'red necky' I don't know about Arcata. You can use Redfin to set your search to 275k >5 acres and browse most of the state to see if there is anything you like. https://www.redfin.com/city/16409/CA...ket=sacramento

There is a drought now. You won't secure water rights for high uses like farming, especially for raising cattle.

BTW, raising cattle is not "green living," it costs the environment plenty, and good luck finding a "manufactured home" (trailer, not modular home) that isn't made with toxic chemicals.
