I'm moving to elk grove from natomas and now needed some opinion on these two builder. They both nearby each other . I'm interested in plan 11 of Madeira east and Tate plan of Richmond American . The Taylor Morrison is more expensive and bigger but the sale person at the office is cold and price is non negotiable . On the other hand the sale man at Richmond is very helpful they really trying to help and I do have a very good deal . But I'm slightly like the plan 11 of Taylor Morrison a bit more . Is there anyone here have any experience on why price is so different between the two ?and any opinion about the topic please share !cause I 've been looking every where and there is no forum or review that help. Thanks a lot in advance

I'd suggest asking on the local Elk Grove forum. You can easily find them on a google search. There is Elk Grove Laguna forum which I find more helpful than the other (Elk Grove online)

It really comes down to what's actually included. For the majority of builders when you walk through their models they are full of upgrades. Most builders don't negotiate on price as they don't want to mess up comps/appraisal nor upset previous buyers. Things that can be negotiated would be things like upgrades and closing cost(if you use their lender). It's probably too late now but it would have been best to use an agent to help with negotiating as the person working there represents the builders interest.

Things to take into account when comparing builders are energy efficient features, what's included and what's an upgrade, mello roos, hoa, etc.
