Hey all,

I'm THINKING of selling my home in Elk Grove since they're building that casino by my house. I'm very interested in Natomas because it looks like a good, safe neighborhood to live in. I want to live right by Arco Arena, so I guess that's North Natomas, right?

The reason why I'm posting on here is that I have a few questions with that area's monthly bills. I would assume that most of my bills would be similar since I currently live in Sacramento County but I want to know how are the bills split up.

Currently I pay:

SMUD
Sacramento County-water, not metered
City of Elk grove-for trash and gutter services
PGE

Those are my main bills related to my home. I am well aware that I would have to buy flood insurance to move out there. However, I still have a few questions:

1) Do you know if the zipcode 95834's water is metered? Is it possible to find out?

2) Are there any other "hidden" bills that I should be aware of. Here in EG, we don't have to pay for flood insurance, but in Natomas, it's required. Is there another municipal bill that I would have to pay like a SMUD or PGE?

3) Instead of City of Elk Grove to handle my trash affairs, what services does Sacramento use for their trash services?


I'm meeting with my real estate guy tomorrow but some feedback today would be helpful. Thank you.

1. City of Sacramento Water - City of Sacramento

2.Look for possible hoa, mello roos.

The City of Sacramento Utilities Department is currently installing water meters throughout the City, so if your prospective Natomas home isn't already metered, it will be in the next several years. Check the link that Derek provided. Trash services are also provided through the City. The electricity provider would be SMUD and natural gas supplier PG&E.

Natomas is the poor man's Elk Grove.

More crime, worse schools, etc.

Really? I thought it was on par with Elk Grove.

Parts of South Natomas may be marginal, but North Natomas and the rest of South Natomas are decent areas comparable to Elk Grove.

You're smart to get out of Elk Grove before that casino arrives. Some people on this board are in denial about the impact it will have so there's still plenty of people with their head in the sand to buy your home.

Natomas is similar to Elk Grove in some ways but the schools are worse in Natomas categorically. I'm not a big fan of north sac so I'm not sure where to point you except maybe to suggest something not too far like the Pocket. Why the need to be so close to arch?
