Somebody told me that the property taxes in Rocklin are much higher than in Roseville because Roseville has a lot more big businesses that pay taxes.

Anyone know if this is true or what the tax rates are? I think that I may prefer Rocklin to Roseville, but am curious about the costs.

I'm usually pretty good at finding out things on the internet, but I'm having a hard time with this one. Is there a place where local property tax rates are posted/discussed?

Thanks!

Depends on the neighborhood (or more precisely, school district). Placer County's base tax rate is 1%. Various additional bonds in Roseville add up to about 0.06% for most areas. So, about 1.06% for Roseville's base rate. But Mello-Roos can significantly add to that. This year I'm paying an additional $2126 in Mello-Roos (of which almost $1800 is specific to the the Westpark area in which I live).

EDIT: Check here for the 2008-2009 base tax rates for every tax area in Placer. Keep in mind this does not include Mello-Roos.

Looks like if you're in areas within the Rocklin Unified school district, the base rate is about 1.075%.

This document lists Mello Roos for tax areas in Placer, although actual amounts are not indicated:

Thanks quasi. That helps quite a bit. It really is the Mello Roos that make the difference, isn't it?

Yup, very much so. I think factoring Mello Roos in, the combined rate for me adds up to about 1.5%.

I am from Southern CA and thinking of buying a properly in Placer County. I have heard about Rocklin and Roseville. Which would you recommend for me to go look for a better place is it rocklin or Roseville. Is there a closed by hospital for both and what is it? Which is the better of the two to live in? Oh I am avoiding Mello-Roose as well.
