My husband and I may be moving to San Antonio in the next few months. We've gone down once to look at a few neighborhoods and we're about to make a second trip down. Is Kallison Ranch a nice area? How bad is the traffic out there (getting to 151 in particular)? We have two dogs and are looking for a neighborhood that will be make it easy for us to take them on long walks in the evenings without having to load up and go to a park. We're also considering Red Bird Ranch, Stillwater Ranch, and Alamo Ranch.

A lot will depend on your route - more specifics would make it a lot easier for folks to provide input (general area you'll be travelling to work, commute time (30 minutes can be HUGE in terms of traffic), etc.

Like you mentioned, it is on Culebra 6 miles outside of 1604. The level of development out there has resulted in massive traffic occurring during rush hour, on all arteries as well as secondary roads. Morning traffic is not as bad as afternoon traffic, I am well-aware of this as I have a business that I work part-time for located in the Westover Hills area.

I don't know where you will be commuting, but I believe that you will have no problem commuting IF you avoid rush hour. If you leave the house early for work, and you finish your responsibilities before the afternoon rush hour, that would be an extremely beneficial setup for you with your employer.

Of course, if you work close to home, this is completely irrelevant, you're close to home! Lucky you!

Although nice, Red Bird Ranch is growing (I think the master plan will have 8,000 homes). Potranco is getting very congested due to being only 2 lanes and more and more houses being built along that road. We keep hearing they're going to widen Potranco but nothing yet.

I had also heard they might widen Potranco. My husband will be at Lackland probably 6:30am to 5:00 pm. I figured morning wouldn't be bad, but the afternoon commute might be. I don't know if we'll be able to make a trip down there during the week to really see how things look. We're lucky right now to make it down on a Saturday here and there to drive through different neighborhoods. My job is much more flexible since I will be working for a school district. Does anyone know if any of these neighborhoods would be more or less dog friendly? My biggest complaint about our current location is the lack of ease in taking the dogs out for a walk in the evenings. We live off of a busy street and the neighborhood behind us has several thru-streets, so lots of traffice when I get home from work and want to walk them. I don't want to have to load everyone up to drive to a park, especially if traffic is bad in that area in the evening!

FWIW it's one of the places that I will absolutely not go to during certain hours of the day. Along with 281 north of 1604 and heading outbound along I-35. One of the three or four traffic hells the city has.

I think Alamo Ranch is your best bet....it is closer to 1604 which would be a quicker commute for your hubby and it is a open neighborhood with tons of areas to walk the dog... it is divided into smaller neighborhoods so you can choose one that has a park within the neighborhood...I have sent you a DM with a good recommendation.

We will be moving out to Kallison Ranch hopefully before the end of the month if not sooner. Since I have to travel just north of downtown on 281 @ Mulberry it will add time to my commute. Currently I leave Wescreek on Westcreek Oaks and head south on 1604 to HWY 90 E and north on 281 / IH 37.

Although I'm not certain this is the best route I'll try it for a few days.....I'll take 471 /Culebra east to Talley and onto Wiseman to 1604 south and continue as I currently do. Although its not too often that I travel 1604 towards 151 it always appears to be a mess in the morning and its bad at 1604 / 151 / Culebra about 5:45pm.

Any other suggestions.......

I have slowly but surely found out that an HOA with an offsite Management Company SUCKS. We have lived in Kallison Ranch since the first of the year. It took over one month to get the approval for a Tuff Shed. For the past month I have sent numerous emails to the Management Company with several basic questions that would take oh, 1 minute to answer. Not one reply. I know they have four other Subdivisions that they manage but they cannot be that darn busy.
We paid our 2011 Dues at closing so we are far from being a Member in Poor Standing.
As much as I b...... about The Villages of Westcreek HOA questions were promptly answered. Hell the dues are higher here, which is OK but please respond to my measely email. I would like to have something for my money.
Their actions or should I say lack of actions, from talking to several neighbors seems to be business as normal.

Hello I am in the works to purchasing a home in this subdivision (kallison ranch) ..today I took my mother to view the property and there was a huge brown spider! I'm terrified of insects or any types of creatures! I'm afraid that this may influence me to not buy?? Is this a huge problem at kallison ranch? Scorpions, spiders, termites, snakes??
