I don't think the unemployment rate has as much to do with it, as does the rapid population growth, and the desire to live in the city. In Austin, the occupancy rate is 98% city-wide, and 99% downtown proper.

Also, Gen Y, and eventually Gen Z, is ditching the suburbs and home buying, for the city and renting. Part of what's driving it.

Actually there are more than you think...I have a house near the Stone Oak area that I am currently renting out. In that neighborhood and driving around on 281 I would encounter California license plates. I encountered more licence plates from California second to Mexico plates.

On average, over 5,000 Californians move to San Antonio every year. That's A LOT.
