With the lake level being down as much as it has been, I've noticed real estate prices have dropped significantly and I'm just wondering if now is the time to invest??? I already have a place out there but am thinking it might be a good time to buy more property and hang on to it until the lake comes back up and real estate gets expensive again. Thought???

If wanting to invest, now might be a good time. You are right, the lake levels and properties have been down significantly. The only concern I would have is the dam itself and the structural repairs it is in need of....that could be a player.

Interesting reading about it here:

Medina Lake and Canal System

Thanks Paka, I'm not even concerned about the dam situation. It is doing what it was built to do. Those of us who owned property and lived out there thought it was hysterical when people were freaking out worried it would collapse. I've even spoken to the guys working on the dam and they think its a waste of money what their doing because it is a well built dam. I'm amazed at how cheap property is out there right now. I bought one property out there about 8 years ago and doubled my money when I sold it last year and the lake was low then too. I have a house out there now that we use for a weekender and I'm thinking it may be a good time to buy another property before the lake comes back up.

You keep talking about the lake "coming back up." If you have some sort of guarantee it will, please let us know.

I don't think Medina Lake will be coming up to normal levels ever. Even if a hurricane passed directly over.

Oh, I don't know about that...another summer like the summer of 2002 and we would probably be back up over the spillway.

Yes, I remember that distinctly but I also remember that farmers and SAWS (since they have taken over the BexarMet rights) now have rights to that water.

It will come back up sshurgot, it always does. Several years back the lake was down over 20 feet and it filled back up overnight during a particularly nasty storm. I've seen it literally flood twice in the last 12 years.

Guadalupe Valley Flood of 2002

You are correct Paka. I spent this past weekend at our lakehouse and I sure would like to see some good rain. I know it will happen but it'd be nice if it would happen before summer boating season this year.
