When you say you did ask a real estate agent, where you talking about the owner's agent? If so, you need your own,
buyer's agent. If an agent represents
you he/she can offer guidance in making the offer. The owner's agent has a fiduciary responsibility to his/her client, which includes helping the seller to obtain the best possible price. A buyer's agent has fiduciary responsibility to the

I would definitely find a buyer's agent. They will be able to show you all of the properties that have sold recently in the area and help you determine if the asking price is high or low.

A buyers agent will have access to all that info you need. Tax records are not a good place to look, because they often undervalue. And they'll also have a much better idea than people on a city-data forum. You really need to look out for your best interests and by not having an agent, you're most likely going to get taken for a ride either on price or terms.
