When you say you did ask a real estate agent, where you talking about the owner's agent? If so, you need your own, buyer's agent. If an agent represents you he/she can offer guidance in making the offer. The owner's agent has a fiduciary responsibility to his/her client, which includes helping the seller to obtain the best possible price. A buyer's agent has fiduciary responsibility to the buyer which includes helping the buyer purchase the property for the best possible price.

I would definitely find a buyer's agent. They will be able to show you all of the properties that have sold recently in the area and help you determine if the asking price is high or low.

Of the people I know that have bought/sold in the San Antonio area, most buyers offered less than the asking price. And the people that have sold their property accepted offers that were less than the asking price.

I don't know about Wilson County but in Bexar County (San Antonio) the appraised value listed on the county website is for tax purposes. It is not the market value that you would use to sell your home.

You might try looking in Atascosa County to the SSW of Bexar County. Lots of good land down there.

A buyers agent will have access to all that info you need. Tax records are not a good place to look, because they often undervalue. And they'll also have a much better idea than people on a city-data forum. You really need to look out for your best interests and by not having an agent, you're most likely going to get taken for a ride either on price or terms.
