Hello all. Im originally from LA county. Moved to Santa Ana. Me and my family want out of expensive living here. We've been looking at land and found an acre for sale, $7,000 in Oak Hills near Hesperia. To those to have lived here or are familiar, I would love some advice and opinions on the area. Thank you!

See why the price is so low, is there water nearby if not you may need to drill for a well. Some areas the water is deep and its 20-30K just for the well, septic is another $12K if the land perks. Also electricity, how far away is the pole. I have seen 10k-50K just to bring in the electricity line.

Sometimes it is cheaper to get the $40-50K property with water meter already installed, poll in the rear etc, but there are deals.

Don't just look at the list price, look at all the details before buying most the time there is a reason the lot is selling for $7K, so make sure its still reasonable to build on.

Depending on where you are working, you need to think about how the commute in the Cajon Pass will be. The problem with the pass is that if something happens, such as the frequent accidents, occasional fires, etc., you usually can't just exit the freeway and take surface streets. The Cajon Pass is horrible to commute through but maybe not so bad if you don't work a traditional day shift.
