Hi all,

We're looking for a home with horse property, preferably San Diego vicinity over Thousand Oaks/Moorepark area. We LOVE the properties we've been looking at in Temecula and Murrieta, but are concerned about long commutes if my husband has to look for work. (He's currently self-employed, but that's not working out too well lately.). Our price range can goes as high as $850,000, and we are focusing on a safe city to raise a family in, with excellent schools, and good air quality due to asthma. We are fine with private school if they have good college prep vibe. Property we're seeking is at least an acre, a rural feel (horse, goat, chickens for 4-H Projects, as well as vegetable garden). We do not want to be so rural that we're not in good commuting distance, nor do we want to be so vulnerable to fires. We liked San Marcos and Fallbrook, but not good schools in Fallbrook, and no real horse property in San Marcos that we could find. We didn't like Bonsall very much, Also we were told to try to avoid Vista as well. SOOOO, what do you guys recommend? We are from Palos Verdes, CA, area, and would love to find an area like ours but at a budget we can afford (which is why we liked Temecula so much). We love San Luis Osbispo area, it no rural properties there, not so much liking Paso Robles though. Any other ideas along these lines?

You should look into Menifee. Up and coming small town, just north of Murrieta/Temecula, with a lot of new construction, but still has many rural properties, especially near Paloma Valley High School (which I've heard from family is the better of the two high schools there for academics). A lot of people in that area have horses, and I've seen sheep grazing as I pass on the highway. As for a 4-H club, google search reveals this : Menifee Youth Learn Hands-On in Perris Panthers 4-H Club | Menifee 24/7.

Most importantly though, whenever I visit family there, people are generally nice. Temecula is a great city and all, but there's some...snobbery that kind of goes on there. As a friend who lived there and attended school told me, "they all pretend like they're from Orange County."

Carbon Canyon, between Chino Hills and Brea seems to have some properties similar to what you are looking for.

You might want to rethink FALLBROOK. Lots of bang for your buck. There are private schools if you don't want to use the public here. Although the schools here are big on 4h and animal husbandry. It gets really hot inland! Really hot.
FALLBROOK has a h more temperate climate where you can grow anything. us reasonable commute to beach. Coto De Caza, Orange county is nice, but expensive. Although, their riding trails are to die for.
