GET REAL About San Diego Rental and Real Estate Prices (Riverside: best neighborhood, student loans)

Just out of curiosity, I wondered whether it is possible to still buy a 3 bedroom single family home anywhere in San Diego County for under $400,000. So, I did a zillow search for listings. I eliminated auctions, as those will likely go for more. I also eliminated mobile/manufactured home and condo/townhomes. And, I didn't place any restrictions on location -- just searched the entire county of San Diego.

There actually are more listings in that price range than one would expect, given the discussions here. There were too many to list all of them, so here is a selected sample of listings for single family homes currently for under $400,000 (as of May 26, 2016) in the county of San Diego:

Yes, think the moral of the story from those listings is that 400k relegates you to the eastern portion of the county or less safe neighborhoods closer to the ocean

Thanks for pulling that information Someguy. I totally agree that if want to stay under $400,000, you're going to be limited to certain areas of the county (the South Bay actually has more listings and sales in this price range than East County, by the way) or you'll have to be willing to make compromises on the house itself (i.e., condition, size, commute distance, crime, schools, etc.).

However, my point was that there ARE single family homes available in San Diego County for under $400,000 for those willing to make compromises.

Somehow we forget about that in our "no affordable homes in San Diego!" discussions here.

OK, let's up the budget and see what types of homes are available for between $400,000 and $500,000. Here is a sampling of currently listed single family homes with prices between $400,000 and $500,000 in San Diego County. Most of these are in very decent family-oriented neighborhoods. Some are even pretty close to the coast. Again, this is just a sampling. I am not making judgments on these homes, just offering them as evidence of the types of single family homes that someone with a budget of $400,000-$500,000 has to choose from.
