What about these listings? The first is 300, just needs some TLC. The second is 369. Both have big lots to house your dogs.

If you stick to City Heights, the houses away from ECB and University Ave are nice. I know a couple that lived in the garage of a house in the Castle area of City Heights for 14 years, and only moved because the owner sold the house for $346,000.

I have seen a few houses in City Heights for JUST under $400k that I like and the areas seem relatively nice, as well!

If you want to be close the Hillcrest, City Heights is your best choice.

Great homes, if you don't mind the 150 mile round trip drive to downtown San Diego from Menifee.

If you are seriously considering City Heights go back to these “relatively nice” areas at night, park your car, and walk in 3-4 block radius around the house your looking at and see if you still like it.

Once you get away from the "main drags" (ECB & Univ Ave) the neighborhoods are pretty nice, and the houses aren't rundown. I have several friends that live around there, and they say that there are no problems.
