Avoid Hayward. Even if schools are not an issue, walking your dog at night is not exactly one of the activities I would do, unless using precaution. It's not the worst place, but it is what local residents would call "lightweight ghetto". In decline, downscale, issues with crime, poor schools. Not an outright hood, but sketchy and with a few dicey parts.

Union City has a bad rep due to the fact that the decoto neighborhood off Mission sits there. It runs fairly close to south Hayward in a continuous stretch of downscale neighborhoods. And by and large Decoto is regarded as less than desirable, when compared to say the downscale Irvington District in Fremont. It's not as bad as Hayward, at least I don't think so, but I've always regarded Union City as sort of a buffer between edgy Hayward and more sterile Fremont.

Overall I'd go with Castro Valley or Fremont in that range.

Still comparing the areas. All your answers are extremely helpful. One more question...how about Tracy? Commute too long? What kind of area is it? Thanks once again!

Tracy is ok but a really long commute. Instead of that I'd look at Dublin, Livermore, etc. Shorter commute, possibility of using BART (depending on where you H works) and just all-around nicer areas. San Lorenzo is another option to keep you close-in (if you HAD to be in Hayward) but if I'd still opt for the Tri Valley...there is nothing to dislike. I worked in Hayward and lived in Fremont and that wasn't bad, but that was also 20 years ago,.

Thanks Ceece. My problem with Dublin, Livermore, etc., is the high rental price for a house rental and also limited availability. I have a dog who has only lived in a house and I don't think he could live in an apartment. He would bark constantly from the noises.
