Hello,

What are the best vicinities near San Francisco that have affordable housing for under $450K

It should be:

-Safe for kids
- Have a high school with a high api (over 800)
- Commute to South San Francisco should be less than one hour

About the only thing that is close is San Lorenzo. High school scores high, if you commute off hours it is less than an hour to ssf, if you commute commute hours than maybe an hour or a little more. The city is safe as long as you move to the area west of Hesperian and you can get a smaller 3/2 for around $450k, but prices are going up.

Solano County is the only place I can think of but it's more than an hour from South San Francisco. There are nice parts of Vallejo but forget the schools and IMO Vacaville would just be too darned long of a commute. My husband used to commute from Suisun to downtown San Francisco but it really got to him after doing it for a year or so.

I think this literally may be impossible. The closest you may find is Martinez, but that's a hellish commute, even if you can take BART most of the way, and the housing prices may be pushing it. Concord and parts of West Contra Costa County (Hercules, Pinole, El Sobrante) meet your budget and are safe, but the schools aren't close to an 800 API. The commute is also going to be long. San Leandro, San Lorenzo, and Hayward are closer, reasonably safe, but again have sub-par test scores. Good luck!

Bart from Concord/Pleasant Hill to Montgomery Station downtown is only 45 to an hour. It can sometimes take an hour just to drive from Oakland to SF in traffic.
