I've had my eye on craigslist for a while, and it seems to me that there are no studios in the Mission for under ~3,000 except for those 250 square foot micro studios. If they are out there, they are not advertised.

You must not have been watching it lately. Studios start at around $2200 to $2495 and up, in the Mission. The micros are under $2000, around $1750 or so. A co-worker of mine got a standard studio there a few weeks ago for $2300. It's not like the Mission is some higher-end neighborhood, tho compared to some other nabes, it's heading that way. Must be the location on the BART line that's pushing up desirability and rents.

I like Glen Park. Also I like Dogpatch, but it's not close to BART. Mission is hit or miss for me, there are some not so nice studios near the 16th & Mission station that are in the $2100 range.

Oh I definitely don't think the Mission is some super high end neighborhood or anything, it's just gotten really expensive lately. I think being along BART is a huge part of it. It is also trendy as far as bars and restaurants and such go, and fairly convenient to highways for peninsula commuters as far as access to the highway goes. We were looking at that neighborhood because my husband works in Berkeley and I was considering applying for a job in Palo Alto, and we were evaluating options split the commute (with both access to BART and easy highway access) if that were to pan out. But we also have a dog, and dog friendly rentals tend to jack up the price, so my impression is probably a bit skewed.

I'd pick lower Pac Heights and Russian Hill. Very classic San Francisco.

How easy a commute is it from there to the Civic Center nabe where the OP will be working?

These areas are about 1.5 miles from Civic Center. Easy commute.
